IDS eSign Instructions for Borrowers

Step-by-step guide

eSign Process: Borrowers
After the Loan Officer has sent the documents to Fulfillment, a link will be sent to both the Loan Officer and the Borrower to access the eSign Room. As they follow the link, the Borrower will be directed to login with their personal information.

NOTE: All answers to the security questions must be identical to how the Loan Officer has entered the information into the system. The second security question asks you to "Verify the house number of your present address"; for example "1235 Round Way" would mean the Borrower would enter "1235". User "PO" for any P.O. Box addresses.

TIP: If there are multiple Borrowers on a loan, the eSign Room link might direct them to login with another Borrower's profile; in this case, the Borrower will follow the link at the top to change profiles and login with their own. After the Borrower has entered all the required fields, they will click on "Validate Data".

The system will then verify the information. Once verified, the Borrower will be directed to the "Electronic Signature Disclosure & Consent Agreement", where they consent to receive their loan documents electronically.

Once the Borrower agrees to receive the loan documents electronically, they will be taken to the IDS eSign Room, where they will receive further instructions.

On the Documents to Review/Sign page, the Borrower is also able to "Print/Save Package" or "Email Package". If they choose to email the package, they will have the ability to password protect the documents prior to sending.

Once they are ready to sign, the Borrower can simply click on the desired document in the list. They will again receive the signing instructions directing them to sign on the line indicated, then select "View next document to be signed".

Some documents will be listed as "MUST PRINT"; when these documents are selected, it will generate a pop-up indicating the Borrower needs to print and physically sign the document. There will be documents that do not require a signature. For these, the Borrower will need to scroll through and 'acknowledge' they have received the document

Once that document is complete, you can either 'jump' to the next document to sign or view. After the Borrower has finished signing all of the required documents, you are now ready to order. Once the required signatures are completed, they will see a pop-up with "Congratulations!", which tells them to print any documents that require to be physically signed and delivered to the Loan Officer.

NOTE: An email will be sent from IDS once the Borrower has elected to 'pick up' the document using eSign. This email will verify who 'picked up' the documents, the date and time it was sent, the date and time the documents were 'picked up', and the IP address used to access them.
If you have any questions, please contact your Loan Officer.
